We have approximately 150 acres of land containing high grade white silica sand. We were informed it was perfect for manufacturing glass as well as many other uses. We have had ten drills made and from those finding we were told that if we sold it for $6.00 1980 price(flat rate, sand truck rate for raw sand, ) per ton there was over $25,000 000, worth of sand there. We had plans to develop it, but my husband has had several strokes and open heart surgery. I just want to sell it out right and be able to take care of him. It is located in hardeman county, bolivar, tn,38008. It has a small stream running through it and the driller said it could be dredged, which is the cheapest way to recover sand. It is located next to a prominent highway and within an hour of memphis, tn (approx.60 miles,4-land road all the way); jackson, tn (approx.30 miles); corinth ms, (approx.30 miles).
Located nearby, approximately 1 mile is a former sand company, bolivar sand that operated over 20 yrs. On just 12 acres. They made millions and when their sand ran out the entire family retired.
I would like to get $250,000 down and finance the rest for an extended period of time. We want $2,700,000. We are willing to finance for 15+ years. This way we would have an income for the remainder of our lives.
Bolivar is in a depressed little town and the workers are many and willing for work for a very reasonable salary. This would be perfect for an investor that hat the time and money to develop, which we have neither at the present.
